I like to sit down with my buyers to figure out what they really want vs. what they really need. There is a huge difference and it helps the buyer decide on a home that might not have everything they want. I have always been very patient with my buyers as it is a big decision buying a home. Going through the process of buying a home is also very important to discuss in length. There are a lot of steps in the process which buyers should know in advance. On the contract it states you have 17 days to do your inspections unless it was changed by the seller or your offer. What are the positives and negatives of this? This is all very important and needs to be discussed at the beginning. Per the contract you have 17 days to get the appraisal done and 21 days to see if you can get a loan.
Some listing agents try to lower this contingency period. Is this a bad or good thing? What kind of inspections do you need to do? All these are very crucial knowing when you go into escrow. Are there things we can do to help us with a multiple offer situation? I have been helping buyers since 2003 and I have learned a lot which other agents might not know. What neighborhoods might be good for you price wise, school wise, work wise, etc.
Is there a neighborhood you like but there is nothing you like on the multiple listing service? I have helped a lot of buyers in the same situation by getting them homes not yet on the market. There is a lot to know on the contract which I pride myself in my knowledge which in turn helps my buyer. Also should I offer lower than asking, at asking or higher? Every situation is different and there are a lot of factors.
